The project called for the strategic adaptive reuse and interior transformation of an existing office tower to support changing models of work and occupancy. The design challenge was to move beyond cosmetic renovation and fundamentally rethink how tenants and visitors experience the building—from arrival to daily use.
Key objectives included introducing hospitality-driven amenities, integrating biophilic design strategies, strengthening connections between interior and exterior environments, and activating the street edge to improve pedestrian engagement. The project also sought to establish a replicable model for the revitalization of aging office infrastructure across Southern California.
The design repositions the building as a hospitality-driven workplace environment defined by wellness, landscape, and flexibility. A new amenity framework anchors the tenant experience, centered on a flexible 100-person conference venue with 16-foot curved glass partitions that adapt to multiple modes of gathering and collaboration. Co-working terraces and a corner café with an expansive outdoor patio extend the workplace into the landscape, dissolving the boundary between interior and exterior.
At the street level, strategic landscape buffers soften the building’s edge along Wilshire Boulevard, transforming a previously disengaged frontage into an active and pedestrian-friendly environment that strengthens neighborhood connectivity. A refined material palette balances marble with warm wood finishes, creating spaces that feel both elevated and welcoming. Together, these interventions establish a new model for workplace renewal—demonstrating how thoughtful adaptive reuse can deliver environmental performance, experiential quality, and long-term economic value while contributing meaningfully to the urban context.

The ownership of 11755 Wilshire Boulevard sought to reposition a 1986 Class A office tower in Los Angeles’ Westside market to meet the demands of the contemporary workplace. Facing evolving tenant expectations around wellness, flexibility, and experience-driven environments, the client aimed to transform a conventional corporate asset into a competitive destination that enhances long-term value while contributing positively to the surrounding urban fabric.
The project reflects a broader ambition to redefine how aging commercial buildings can be renewed—shifting from traditional asset upgrades toward environments centered on human experience, hospitality, and environmental performance.
The work presented here was completed during Andy Lantz’s tenure at RIOS where he led the practice as Global Creative Director & CEO. This project is a demonstration of that leadership either through the active participation in a paid commission with a client or the efforts associated with an invited or open competition.
